Today I want to talk about some ways that you can stage your home for next to nothing. Staging your home is a wonderful way to increase your final sale price without putting too much extra effort into your home.
1. Depersonalize: Buyers need to see your home without too much distraction. Remove photos, any personal collections such as religious items or political memorabilia. We don't want buyers getting distracted by the objects in your home - we want them to see your home.
2. Pack away off-season clothing: Winter clothing can take up a lot of space, so throw it in storage or pack it elsewhere. I'm working with a mobile storage company and I can offer you a discount for that. Contact me about that if you're interested.
3. Edit furniture and add new paint: If you need direction, go to a modern furniture store and see what the showroom looks like. Pinterest is where a lot of home buyers look, so try to model your home after rooms on that website.
4. Clean and deodorize: You want your home to smell as neutral as possible to your buyers. If you have pets, you may need to get new carpet or at the very least you should deep-clean it. I once showed a home that smelled like bacon and the buyers were not pleased. That may have cost the seller a home sale. Don't go overboard on air fresheners, as sometimes people are off put even by pleasant odors or they may think you're hiding something.
5. Polish your curb appeal: Mow the lawn, sweep the porch, and add some seasonal color. First impressions are extremely important, and the more inviting your home looks on the outside, the more buyers you'll have walking through your front door. A little time and money spent on landscaping could pay dividends for you in the end.
So, those were my five home staging tips. These can absolutely increase the final sale price of your home, and none of them require too much effort.
